I use a 45 or an 85 for landscapes. I have a 14-24 and 24-70, but rarely use anything wider than 35mm. I prefer the perspective of a longer lens. If I need a wider angle of view, I do a stitched panorama. So if that is your only reason for wanting a 12mm lens, I'd say keep them both because you may find that once the wow factor of the ultra wide wears off, it may be your least used lens. I use my ultra wide maybe 2-4x a year, but only if I have to. Over 60% of my images are landscape/cityscape.
I'd only use Nikon lenses on Nikon cameras. Trading a Nikon lens for any other brand is foolishness.

Unless shooting everything wide angle is your thing, the focal length range of the 24-85mm offers greater versatility. Ultimately, it comes down to what your needs are and which lenses you already have.

That is your choice. Many of us have gotten great results using non-Nikon lenses. I have the Tokina 11-16 2.8 and it’s an excellent lens.

I occasionally lapse into sanity and put a Nikkor on one of my Nikon cameras, but invariably find myself reaching for a Kilfitt, Leica, Novoflex, Schneider, or Zeiss lens. Foolishness is bliss!
