A 600 acre apple farm near the center of town was purchased by developers, here. They proposed an "innovative" development called a "Planned Urban Development" that boasts its own stores, post office, medical facility, open-space park, etc., all connected by walking paths and bike ways. Their assertion was that residents of the community wouldn't need cars since all the services they require, would be within walking distance.
Obviously a good idea from an environmental point of view, the developers had a hard time getting variances from Zoning laws that require minimum dwelling lot sizes, don't allow for mixed commercial/residential construction, etc. The project is about 20% complete (commercial and condos went in first) and it remains to be seen if the developers provide the promised extras like a wetland park that won't bring in a profit.
