Thanks for the Catchlight plug! I'm fortunate to have been a member of that gallery since we opened 11 years ago. I volunteer two or three times a month, and love every minute.
You're absolutely correct about out-of-state ownership of property. It isn't likely that most area locals will ever catch up to rising property values/prices, particularly those in the mid- to upper price range. Multi-million dollar homes are common here--not dominant in terms of units available, but still very common. A majority of homes are priced between $500k and $1 million; that's why we have so many commuting workers--much less expensive housing is available in surrounding NC counties and/or in eastern Tennessee, from where much of the local work force comes.
As to amenities, I don't think they're shrinking--at least not the ones that interest me, such as Parkway access, relative ease of access to nearby towns/communities, outstanding and extensive health care facilities, and cultural and athletic programs offered by App State. Some of them are becoming more expensive, however.
I was an App grad long, long ago, when there were maybe 7,000 students and App played football in a glorified high school stadium seating 10,000. I moved away for a while, but have been back in Boone for multiple decades now. Point being I have witnessed firsthand the growth and related changes--positive and negative--that accompanied that growth. All in all, I like Boone better now than when I left or when I returned. But traffic? Yes, it's a royal PITA. And this is commencement weekend, so it's worse than usual right now. But not as bad as when Miami or UNC-CH came to Boone for football games!

Maybe someone's links covers this, but we thorooughly enjoyed the Daniel Boone Gardens with Squire Boone's Cabin at its center. It is right in Boone. Taking any of the roads out of Boone will get you to lakes and mountains a plenty. --Richard
Ah yes - if you're interested in a home-cooked southern meal, served family style, try the Daniel Boone Inn. Located in Boone, of course. The restaurant has been going strong more than 50 years, and has won several awards, including having placed 3rd in the Southern Living Magazine readers' choice awards for country cooking.
Ive done that area at least 3 times and it is breathtaking. Give yourself plenty of time for everything. It is too glorious for words.
