Need recommendations for the best Home Warranty Company that service the State of Virginia. There are so many it is confusing. Just want the usual home appliances, plumbing, electrical and Heating/Cooling. Thanks.

We had American Home Shield and had to drop them.
They were slow to respond and even slower to send anyone to fix broken items, even for failed items that would require us to check into a motel.
In fairness they eventually sent someone. However, think about how long you can go without water, hot water, heating, cooling, etc.
In our experience, the cost of premiums/deductibles was not even close to any benefit we received.
Ever since dropping them, we have been self-insured.

We had American Home Sheild and dropped them also. We live in Wisconsin and had our furnace go out in the middle of winter. They sent some one out to inspect it but didn't have the correct parts and were told they would have to order them from California and would take a week or so to get it. When asked if we could get a new furnace they said not until they tried the new parts. I asked them who would pay for the busted pipes as it was below zero outside and the house temperature was falling quickly and was told that they would not cover it. I called a local furnace company and had a new furnace installed later that day. Worse insurance scam company ever.

When we bought the house the previous owner gave us the free policy from American Home Shield. In less than a year the fridge went bad so I told my wife to call them and she said the deductible is higher than the new fridge. So we never renew the policy.

Put your money in the bank and add to it routinely. Pay cash, eliminate the middleman.

When the car sales "closer" offers an extended warranty, I explain that at my age, I've saved enough not buying extended warranties to afford a new car (or two).

Be sure the replacement products they will offer are of the same quality as what broke. I dropped American Home Shield when it appeared they could just give me whatever met the basic specifications and anything better would be on me at the full MSRP difference.

I had American Home Shield also. A/C stopped. They refused to work on it because some fan was incorrectly installed. $13,000 later new heating/AC system. Called them out because the dishwasher stopped working. Refused to work on it because it wasn't correctly installed. Another cost I had to be burdened with. Not worth the $$.

My experience with a home warranty company was not too "hot." (pun intended) When I purchased my house in NC, the seller included a one year home warranty. A couple weeks before thanksgiving my furnace quit. The home warranty company agreed that it was a covered repair (about $1200) BUT, they said the furnace company should pay because it was still under the factory warranty, The furnace company said the factory warranty only applied to the original owners. They argued back and forth for a couple weeks before finally agreeing to fix it. Then I had an additional wait for them to order the parts.

The whole time while I was waiting in the cold, the home warranty company was nagging me to renew - - Needless to say - - the renewal didn't happen.

We use our local utility's services. We pay about $30/month and it covers our furnace, A/C, and appliances. We've never had to wait more than two days for any repair, and they replaced our hot water heater within 48 hours this past winter. They use local contractors, and we've had very good luck with them.

I look at companies like AHS about the same way as the auto repair policy companies - over-priced and under-quality.

I do not use electric heater, stove, oven, water heater, etc. Not cost effective.

I have a friend who used to get it from Sears- he said it was the best thing he ever did. But I agree with the person who said 'put the money in a savings account'. I have never bought an extended warranty on anything. BTW, I was speaking to a tech who came out to fix our fridge and asked him why modern appliances seem to give up more frequently than the old ones. He said that, in the name of energy efficiency, they go in and put in the smallest motor they can, while in the old days they put in the largest motor they could, and that worked like a V8 ticking over at 1000RPM- forever!
