I can't imagine a seller with this attachment to a home they grew up in. Been empty two years now and the surviving daughter has strong emotional attachments.
Contractor says a minimum of $250K to fix it up if the city doesn't condemn it first.
Daughter has it on the market for $400K and is firm.
Should I go for it ?

Not sure if this was a serious question, but if it was.
Restoration is along the lines of what I do M-F, but I do insurance funded work, storm, water, fire damage restoration.
In answer to your question, anything is possible, but what is the comparative market value in the surrounding area?
That 250k for restoration is a good chunk of $, was this a friend or just a contractor? If it was a friend I think I would walk away from the house. If it was a contractor that number can be easily reduced if you act as your own GC.
Only major hurdles on a house of this vintage are lead and asbestos, in which the abatement costs can be quite high.

Go for it only if you and your wife want to go separate ways. Sentimental or a little on the greedy side? (Sorry) Looks like it might be torn down before it sells.
With-in a two block area I bet I know where that house probably is... NOT the best location...
Believe me, that piece of .... will be for sale for a long, long time...

I don't care if it is in Key West, they would have to pay me $400K to take it, then I would just level it and start over! ;-) ;)
Even if it is right on the waterfront,it needs demolishing and starting over!
Well, Sarge, if you've got $800K ( 4 to buy, 4 to fix) you should dive in head first! You could be "under water" immediately, and work your a.. off for the rest of your days. Oh, and your wife...you'll be able to e-mail her anytime you want!

Actually on Thomas St, in old town and very near the Blue Heaven restaurant.
Foundation needs work, complete roof replacement, siding redone in kind (wood), inside has water leakage from roof, carpets are terrible, walls are 1/8 inch cover. Contractor and Agent said to 'stay away. With the amount of work to be done ( if possible ) an offer of $200K would be tops.

It's Key West, find a home in perfect condition and see what the price is. It also depends on the area, is in in Old Town, or New Town? Any property in Key West is desirable (if you want to live there) Everything in Key West is expensive.

Found another one 10-06-2012 in mid 300K. Bank owned. Previous owner took all appliances. Pool and grounds very private.
Maybe a cash offer Monday.
