I must walk with my cane or my rollator. Under the seat, I have a bag that came with it. I can fit my DSLR with a 18-55, 70-210 & a 50mm in it. If need to carry more equipment, I use a tote bag and hang it onto the handles of the rollator.

I'd look into walkers. With the homeless around here I've seen many walkers with seats and they have attached bags. That way you could attach a good camera bag designed to protect your gear.

My wife uses a "rollator" which has a seat. The storage capacity is quite small but it's easy to strap a backpack type case on the front bar. We even adapted one for gardening use by converting to large pneumatic wheels (that wasn't particularly easy, but it works). Amazon has these kind of walkers from $55 on up. You want one with eight inch wheels. We keep one in all three of our cars for convenience purposes, they are foldable and fit all of our trunks, all the way down to our Honda Fit. I have difficulty walking as well (to a lesser degree, COPD) and appreciate the seat more than she does. We also have a three wheeler which folds up smaller, but no built in seat. These things work pretty well over uneven ground, but don't expect to climb mountains.

My wife uses a garden wagon with a seat similar to this, works well in "off road' and garden conditions and could be easily modified to accomodate your camera gear. Take a look at this link and read the reviews.
Good Luck and hope you find something that works well for you. chase

How about a gold bag cart? The ones made to PUSH or pull often have large wheels and are designed to navigate rough terrain.

At age 90 with limitations to lifting 15 lbs and walking no more than 50 yards, here are the ways that i can continue to be very active with my photography.
i switched to a Canon 3 GX camera. It has the same controls as my Canon 60 D camera and the lens will go from 24 to 500 mm with great raw images.Only drawback for me is shooting rapid images of birds in flight.
For sitting i use a stick stool from Protherapysupplies.com.Approx price 36 dollars. This is very stable and so much safer the a three legged stool. Also can be used as a walking cane.

Think Tank bags are designed by photographers for photographers. Think Tank bags are excellent quality bags. Think Tank provides excellent customer support. I just looked at the rolling bags they offer, and I did not see an option with a seat. You might want to take a look a some of the small folding seats that are light and easily transported. B&H has a small folding seat on their website

Why not pick up a used golf trundler as some of them have seats. Easy to adapt it to your needs. Just make sure it has large wheels

Maybe try a medium sized cooler with wheels and a handle. You could line the interior with some padding and make cubbies if you'd like. When the cooler is closed you can sit on it! Sounds perfect and a fun project!

Nice idea. I'm using a wheeled cooler to haul around to ball games. Probably wouldn't work well on real rough terrain but it has a lot of advantages for ball games. Nice seat in between innings, allows me to shoot over a 6' fence, & keeps things dry if the weather changes.

Please, the smartass answers I can do without. I am reaching the age where carrying even a small bag is taking all the joy out going for a short walk along the fence lines. I find that no matter what camera and lens I take with me there will be a once in a lifetime shot that I have the wrong lens for. So if I had a bag with wheels I could drag along the extra lens, as far as the seat goes, this area in the last couple of years was crawling with ticks so I can't see myself setting in the grass trying to get a good Macro shot. I was just looking through the latest Photo news and I seen a picture of a camera bag with wheels, so maybe a seat is not to much to ask for. Thanks in advance. REJ.

You may consider one of these you can strap to that bag on wheels.

Get a cooler with wheels that you can sit on. Put your gear inside of it. You could customize the inside with foam or whatever.
